Guidance notes, financial and purchasing, and things you need to know

Before you reserve your new home

  • The marketing literature provided to you is for general guidance purposes only, please check all details with your sales consultant prior to making a reservation
  • Site plans do not show information relating to, boundary treatments, street lighting, gradients, or landscaping.  Very occasionally we have to change the location and layout of plots, gardens, roads, footpaths and landscaping. Please check all details with your sales consultant
  • CGIs depict typical Sovereign properties at the development, elevations, plot position and materials used will vary from plot to plot and CGI’s  are intended for illustrative purposes only
  • Photography of interiors are for illustration purposes only and may not reflect actual interior finishes or specification that will be used in your new home
  • Images are not intended to be relied upon nor form part of any contract
  • Prices are correct at the time of publishing or going to press
  • Offers may be available on certain plots only and will be linked to the successful completion of your sale.  If there are incentives available on your new home these will be included within your reservation agreement.  If you are unsure what is included with your new home, please check with your sales consultant
  • Offers are on selected plots only and are subject to availability and cannot be used in conjunction with any other offer on the same plot unless expressly stated otherwise
  • We have an Anti-Money Laundering procedure, and several ID checks to make as part of the purchase of a property - full details of this process can be seen HERE
  • The planning consent requirements for this development includes a number of section 106 affordable homes which can be identified on the site plan. The remaining homes are available for open market sale to private individuals or another type of purchaser (e.g. commercial landlords), therefore, the tenure of properties on the development could be subject to change.

During your purchase

  • Sovereign recommend that you use a suitably qualified legal professional when buying your new home. Sovereign offers an approved panel of solicitors on our website, all of which have experience dealing with new build purchases. Please note we cannot recommend a solicitor to you and you are welcome to use another solicitor not listed on our panel. We strongly suggest that you obtain full written quotes before instructing your chosen one.
  • The property will be reserved for a period of 6 weeks (or until your exchange of contracts deadline date). Your exchange deadline date will be issued when the draft contract documentation is issued to your solicitor. In the event that contracts have not been exchanged by the deadline date we reserve the right to withdraw the reservation. We will proceed to remarket the property which may be result in a difference in the price.
  • You have the right to withdraw from your purchase at any time before contracts are exchanged. Please note that if you withdraw from the purchase for any reason whatsoever before contracts are exchanged, or if you fail to exchange contracts by the deadline date, then you agree that we will retain the sum of £250 from your reservation deposit towards our administration costs and legal expenses incurred.
  • Provided the matter proceeds to exchange of contracts and completion, the £500 reservation deposit will be used in part payment of the final price that you pay for your new home. Until you exchange contracts, your purchase is subject to contract.
  • Should your purchase not proceeded to completion, you will be responsible for all costs you have incurred including all costs relating to your mortgage, solicitor and estate agent if applicable
